Fall & Spring Markets Often the Busiest

Homeowners often want to know when is the best time to sell their property to maximize their sale. Although there is a certain cyclical rhythm to the market, I always tell my clients that the best time to sell is when they are ready to make that move. We're very fortunate in our area that we have a fairly high percentage of transferees that come and go at any time during the year. Therefore, there is always some activity in the market.

Having said that, the most active market tends to be in the spring. Spring starts early in real estate terms, around the middle of February, and runs until about the third week of June, just before the kids get out of school That is when we see the most buyers out looking and the most properties coming onto the market. The fall market is the second most active market of the year. It runs from about mid-September to the end of November. It's much shorter than the spring market, but can bring a similar level of activity. It i important to remember, however, that there are always buyers looking for properties. Quieter times in summer and December/January may bring fewer buyers through your home, but they can be more motivated.
